The East Hampton Retreat
Architect: RS MANNINO Architecture

Project Location: East Hampton, NY
Tucked within a narrow 54-foot-wide lot in the heart of East Hampton Village, this newly constructed residence balances traditional Hamptons character with a highly efficient, space-maximizing plan. The program called for five bedrooms, a library, gym, screened-in porch, and generous gathering spaces—all within tight zoning constraints.
To achieve this, the design utilizes the lower level as a functional extension of the home, incorporating two guest bedroom suites and a media room—each opening to its own light-filled private pavilion that creates a sense of calm and connection to the outdoors.
Above grade, the cedar-shingled exterior and roof evoke the region’s architectural vernacular, while the interiors unfold with a careful balance of utility and grace. The primary suite includes a private gym overlooking the pool, emphasizing both wellness and retreat. At the home’s center, a three-story glass wall floods the stair hall with daylight, filtered through layers of landscape for privacy. Across from it, built-in drawers nestle into the portico volume, demonstrating a yacht-like approach to space and detail.
Every inch of the home reflects purpose—whether through the efficiency of its planning or the harmony of its material palette. Together, the architecture and interiors strike a refined balance of tradition and ease, uniting craftsmanship, comfort, and the timeless spirit of the Hamptons.
